Commission is worked out at 3% plus VAT. On a new build, VAT is already in the price. Other covers the notary, land registry, translations and any work.

What this includes and what it leaves out

  • Transfer tax is charged on market value. If the tax office finds the price too low, the tax can be higher.
  • Commission is usually 2–3% plus VAT. Negotiate it before you sign the agency agreement.
  • You normally pay the tax, commission and notary from your own money, not from a loan.
  • A first-home refund is "up to" because it depends on floor area, price per square metre, residence and family members. On a new build it is up to half the VAT.
  • Loan costs and yearly costs, such as the communal fee, building reserve fund and property tax, are not included.
  • Tax in your home country is not included. Exchange rates can also move between the deposit and the final payment.
