> Calculate the cost of buying property in Croatia: 3% transfer tax, agency commission, notary and land registry, with examples for EU and UK buyers.

[Cost of Buying Property in Croatia: Calculator](https://www.mojaparcela.hr/en/purchase-cost-calculator)

Expect to pay about 7–8% on top of the price of an existing property bought through an agency. Pick the example closest to your purchase, see every cost and change whatever is different for you.

## Costs in each example

| Example | Price | Tax | Commission | Other | Total |
| --- | ---: | ---: | ---: | ---: | ---: |
| EU buyer, holiday apartment | €180,000 | €5,400 | €6,750 | €1,000 | €193,150 |
| UK buyer, existing property | €250,000 | €7,500 | €9,375 | €1,300 | €268,175 |
| EU buyer, new build | €300,000 | — | — | €1,000 | €301,000 |
| EU buyer, building land | €80,000 | €2,400 | — | €1,000 | €83,400 |

Commission is worked out at 3% plus VAT. On a new build, VAT is already in the price. Other covers the notary, land registry, translations and any work.

## Type of purchase

- **Existing property:** You pay 3% transfer tax.
- **New build from a developer:** VAT is in the price and there is no transfer tax. Check that the listed price includes VAT.
- **Land:** You pay 3% transfer tax. Citizens of countries outside the EU and EEA can't buy agricultural land. If a VAT-registered company is selling, ask whether VAT is in the price.

## Buyer's citizenship

- **Croatia:** Only Croatian citizens can claim the first-home tax refund, and only if they register and live at the address.
- **EU, EEA or Switzerland:** You buy on the same terms as Croatians, with no ministry consent. Swiss citizens also need a certificate of registered temporary residence.
- **United Kingdom:** You need ministry consent, which makes the purchase take longer. The estimate includes about €300 for a UK notary and apostille.
- **Bosnia and Herzegovina:** You need ministry consent. Reciprocity exists for the Federation of BiH and Republika Srpska, and for Brčko District only with extra conditions. If you also hold Croatian citizenship, you don't need consent.
- **Serbia:** You need ministry consent, and reciprocity with Serbia exists. If you also hold Croatian citizenship, you don't need consent.
- **Another country:** Outside the EU you usually need ministry consent, and you can only buy if your country has reciprocity with Croatia. Check this before paying a deposit.

## What this includes and what it leaves out

- Transfer tax is charged on market value. If the tax office finds the price too low, the tax can be higher.
- Commission is usually 2–3% plus VAT. Negotiate it before you sign the agency agreement.
- You normally pay the tax, commission and notary from your own money, not from a loan.
- A first-home refund is "up to" because it depends on floor area, price per square metre, residence and family members. On a new build it is up to half the VAT.
- Loan costs and yearly costs, such as the communal fee, building reserve fund and property tax, are not included.
- Tax in your home country is not included. Exchange rates can also move between the deposit and the final payment.

The result is a planning estimate, not legal or tax advice. Confirm the amounts with a Croatian lawyer or notary before you sign anything.
